THE BARNSLEY PROBLEM
Non-traditional construction is the question nobody asks
Barnsley’s own housing strategy records that a significant share of the older council stock was built using non-traditional methods — the precast, poured and framed systems that went up fast across the coalfield when traditional bricklaying could not keep pace with demand. Those homes are still here, many now privately owned, and a good number of their owners have no idea their walls are anything unusual.
It matters because a heat loss calculation is only as good as its U-values, and non-traditional walls do not appear in the standard tables an estimator reaches for. Assume a cavity that is not there and the design undersizes. Assume solid masonry over what is actually an uninsulated concrete panel and it oversizes, which costs you thousands in plant you never needed. Neither error announces itself until the first cold snap.
So heat pump design in Barnsley leans harder on evidence than it does anywhere with uniform housing: borescope where access allows, drawings and records where they exist, thermal behaviour where they do not, and every assumption written down in plain sight so you can challenge it. Long rows of solid-wall terraces are the shape of this borough, and they carry an undeserved reputation. A mid-terrace has two neighbours doing some of the work, a modest footprint and a compact form factor — the fabric is poor but the geometry is generous, and geometry is half the battle. What they need is honest arithmetic about the two exposed walls, not a blanket verdict about solid brick.

What decides it is the emitter schedule: get radiators sized for a low flow temperature and the running costs work. We have designed for plenty of these. We have also told a handful of owners to draught-proof and insulate first, because spending on fabric beat spending on plant.
That is part of the survey and it is not guesswork. Borescope inspection where access allows, original drawings or council records where they exist, and physical evidence — wall thickness at reveals, brick bonding pattern, junction detailing — where they do not. Whatever we conclude is written into the calculation as a stated assumption, so you and your installer can both see it and challenge it.
It changes what we check first. Barnsley built a lot of homes quickly in the post-war decades, some using non-traditional systems, and those need identifying before anything is sized. It has no bearing on whether a heat pump suits you — plenty of former council semis are among the easiest properties we design for, because the layouts are sensible and the rooms are regular.
