The detached-house trap: big rooms, bigger guesses
Wetherby’s classic housing — four- and five-bed detached homes from the 1960s through the 1990s in the town itself, Linton, Collingham and Boston Spa — sits in a strange blind spot for heat pump sales. These houses are large enough that assumption-based surveys produce scary numbers, yet almost all of them have cavity walls (many filled), decent lofts and later double glazing. Measured room by room, they usually design out at a very civilised 6–10 kW and 45–50 °C flow — often keeping most of their radiators. The 14 kW quote with full replacement that so many Wetherby households receive says more about the surveyor’s afternoon than about the house.
